LEGISLATION The Energy Performance Buildings Directive, Home Information Packs, and Housing Act 2004
From October 2008 all properties sold or on the market before last years implementation of the home information pack regulations, now require an Energy Performance Certificate or Epc prior to exchange of contracts. This includes private sales to family members or Local Authority /Housing Association sales.

Estate Agents, Letting Agents, Councils, Housing Associations Social Landlords,Arms lengths Management Companies,Private Landlords, Builders who are renovating existing homes, and private sellers.This list also includes homeowners who want to know how Energy efficient their present home is. We offer a full consultancy servic to advise ways of improving the building.
Note if you are a Council, Housing Association, Arms Length Management Company or Social landlord. We can provide cloning for epcs with energy advice and are able to assess system built properties.

Note: Listed buildings will require a more detailed assessment which i cannot supply. English Heritage offer advice on listed buildings.
Only Accredited Energy Assessors can produce EPCs alongside an associated report. This suggests improvements to make a building more energy efficient. Certificates for homeowners are valid for up to three years should they wish to sell the home. Rental Certificates are currently valid for ten years although this may change.
The EPC provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average to date being 'D'.
